How the calculator works

Income tax is charged on the salary less the personal allowance of £12,570 (reduced by £1 for every £2 of income over £100,000, and gone at £125,140). England, Wales and Northern Ireland tax the first £37,700 of taxable income at 20%, the next slice to £125,140 at 40% and the rest at 45%; Scotland uses six bands from 19% to 48%. Employee National Insurance is 8% of earnings between £12,570 and £50,270 and 2% above, the same across the UK. Student loan repayments are 9% of earnings over the plan threshold (6% for postgraduate loans). A pension contribution under a net-pay scheme comes off before income tax but not before National Insurance; salary sacrifice reduces both.

Salary plus rent

Most landlords have a salary too, and the rent sits on top of it in the tax computation. £12,000 of rental profit on a £40,000 salary is taxed at 20%; the same rent on a £50,000 salary is almost all taxed at 40% because the salary already fills the basic-rate band. The rent field above shows the exact figure; the rental income tax calculator adds expenses, mortgage interest and the April 2027 property rates.

Close, on a standard 1257L tax code with no benefits in kind. Payroll applies the allowance and bands in twelfths each month, so a bonus month or a mid-year start will differ.

Income tax rates are devolved to the Scottish Parliament; National Insurance is not, so the 8% and 2% rates apply UK-wide.

Only with salary sacrifice. A net-pay or relief-at-source contribution reduces income tax but not NI; the calculator assumes net pay.

Above £100,000 the personal allowance shrinks by £1 for every £2, so between £100,000 and £125,140 each extra £100 loses £60 to income tax plus NI.

No. The personal allowance and every threshold are frozen and the NI rates are unchanged, so take-home on the same salary is identical to 2025/26.
