Who it is for

Landlords with two or more properties who want one file that produces the SA105 numbers, the MTD quarterly totals and a defensible Section 24 versus limited-company comparison without paying a monthly software subscription. If you already use HMRC-recognised software, the pack is still useful as the working file behind it; if you have one property and no MTD obligation yet, the free version is enough.

How the numbers stay right

The workbook is generated from taxdata, the single table of rates behind this site, so the personal allowance, bands, the finance-cost credit, the 2027 property rates, the CGT rates and the £3,000 annual exempt amount are the same ones the calculators use, with the date they were last checked printed on the Read-me sheet. When a rate changes — the Autumn Budget is on 28 October 2026 — buyers get the updated file for the rest of the 2026/27 tax year at no charge.

What it does not do

It does not submit anything to HMRC (only HMRC-recognised software can send MTD updates — see which software landlords use), it does not replace an accountant for a limited company’s statutory accounts, and the tax figures are estimates in the same sense as the calculators: sourced, dated, and yours to check.

Rates in the workbook are read from the same source table as this site’s calculators (HMRC rates and allowances, gov.uk Making Tax Digital for Income Tax guidance, Autumn Budget 2025 documents) and stamped with the date they were last checked on the Read-me sheet. Before you buy

No. £19 once, for the 2026/27 tax year workbook, with free updated files if a rate changes during the year. The 2027/28 edition, when it exists, will be a separate purchase.

It is a standard .xlsx with ordinary formulas and data-validation dropdowns; it opens in Excel, LibreOffice, Google Sheets and Numbers. Named cells and the dropdowns are the only features that occasionally need re-checking outside Excel.

No — nothing except HMRC-recognised software can. The MTD sheets give you the cumulative quarterly totals in the shape that software asks for, so the update is a copy-across rather than a rebuild.

No. The seller is not VAT-registered, so the price is £19 flat.
