Paid apps sell “MTD deadline reminders” as a feature. Here they are for free: your four quarterly-update dates for 2026/27, the final declaration, a live countdown to the next one, and a calendar file that drops all five into Google Calendar, Outlook or Apple Calendar with a 7-day-early alert. The dates are HMRC’s, from gov.uk, and the tool tells you first whether Making Tax Digital applies to you at all.
The 2026/27 calendar
Quarterly updates are due on the 7th of the month after each quarter ends — 7 August, 7 November, 7 February and 7 May. The default quarters run from the 6th to the 5th (tax-year quarters); you can elect calendar quarters (1st to the last day of the month), which most people find easier to match to bank statements, and the deadlines stay the same. The final declaration for 2026/27 — where you confirm the year and pay — is due by 31 January 2028.
Who is on this calendar
From 6 April 2026, anyone whose combined gross self-employment and property income was over £50,000 in 2024/25; over £30,000 from April 2027; over £20,000 from April 2028. Gross means before expenses, and a jointly owned property counts only your share. Not sure? The MTD checker walks through the edge cases (joint owners, first-year landlords, Ltd companies).
What a quarterly update is — and what it is not
It is a cumulative summary of income and expenses for the year so far, sent from MTD-compatible software (or a spreadsheet plus bridging software). It is not a tax return and it is not a payment: no tax is calculated or due at the quarter. Mistakes are corrected in the next update, not by amending the last one. Read your first quarterly update, step by step.
If you miss a date
MTD uses a points system: a point per missed deadline, and a £200 penalty once you reach 4 points. For 2026/27 — the first mandated year — gov.uk says quarterly updates only earn points “for tax years after 2026 to 2027”, so the first year is a soft landing for the quarterlies; the final declaration deadline is not. Details: MTD penalty points explained.
Using the calendar file
Click the .ics link, open the downloaded file, and your calendar app adds five all-day events with a reminder seven days before each. The file contains only dates and titles — nothing about you.
Deadlines and thresholds from gov.uk (“Find out if and when you need to use Making Tax Digital for Income Tax” and the penalties page), re-verified 2026-08-29 and again 4 September 2026. General information, not advice.
Asked constantly
The 7th. Each quarterly update is due on the 7th of the month after the quarter ends — 7 August, 7 November, 7 February and 7 May — whether you use tax-year quarters or calendar quarters.
No. Quarterly updates are information only. Tax is paid through the usual payments on account (31 January and 31 July) and the balancing payment after the final declaration.
You send separate quarterly updates for each business type (one for all UK property, one for the self-employment), on the same deadlines. The countdown applies to both.
The election is made in your software before the first update of the year and applies to the whole tax year. Speak to your software provider about changing basis at the start of the next year.
Doing this every quarter, not just once?
Keep the same figures all year instead of re-typing them: rent and expenses per property, the Section 24 finance costs and the MTD quarterly totals, in one workbook.
Landlord Tax Lab stays free. We also sell the Landlord Tax Pack: one Excel workbook for up to 10 properties that logs rent and expenses per property, maps every line to its SA105 box, keeps Section 24 finance costs out of the expense boxes, and rolls up the MTD quarterly totals. £19 once — no subscription.
Disclosure: we make and sell the Tax Pack — this is our own product, not a paid recommendation. It does not file anything with HMRC and it is not tax advice; filing goes through you, your accountant or software on HMRC’s compatible-software list.
