The short answer

Land Registry fees are set by value band, not as a percentage of the price — and which of two scales applies depends on whether money changed hands. Scale 1 covers transfers and first registrations for value (a purchase); Scale 2 covers almost everything else, including gifts and transfers of equity.

The portal discount only applies to whole-title applications — a transfer of part pays the same as post.

How the calculator above works

Pick the type of application, how you're applying, and whether it affects the whole title or only part of it, then enter the value. The calculator looks up the matching band in the current fee order and shows the fee for that combination — it doesn't add anything on top, because Land Registry fees are a single flat charge for the band your value falls into, not a percentage or a marginal calculation like Stamp Duty.

Scale 1 — transfers and first registrations for value

Scale 1 is the one most home buyers meet: registering a purchase, or a first registration of previously unregistered land where money changed hands. The current table, effective from 9 December 2024:

Two things worth noticing in that table. First, applying online through the Portal or Business e-services gateway more than halves the fee on a whole-title application — but only on a whole title; a transfer of part pays the same as a paper application regardless of channel. Second, a voluntary first registration (registering land that isn't compulsorily required to be registered yet, where you choose to do it anyway) has its own reduced rate, cheaper than the standard post rate but not as cheap as the portal whole-title rate.

Scale 2 — everything not for value

Scale 2 applies to registrations that aren't transactions for money — a gift of property, a transfer of equity between spouses or family members, adding or removing a name from the title, and most other applications that aren't a purchase or a first registration for value. The current table, also effective from 9 December 2024:

What isn't covered by these two scales

Scale 1 and Scale 2 cover the bulk of ordinary landlord and homeowner registrations, but HM Land Registry's full fee order also sets separate fees for some other application types — registering a new lease, registering or discharging a legal charge, and a handful of less common applications — which this calculator doesn't attempt to price. Use HM Land Registry's own fee calculator on gov.uk if your application falls outside a straightforward transfer or first registration.

Tax: is the registration fee deductible?

On a purchase, the Land Registry fee is a cost of acquiring the property — it forms part of the acquisition cost for Capital Gains Tax when you eventually sell, rather than an expense deductible against rental income in the year you pay it. It depends on the value of the transaction and which scale applies. On a £250,000 purchase applied for online (Scale 1, whole title), the current fee is £150. The same value as a Scale 2 application (not for value) online is £45. Post applications cost more than the portal rate on a whole title.
