What Simply Business, Alan Boswell, Direct Line, Total Landlord, CIA Landlords, Just Landlords, HomeLet and AXA each publish on price, cover and reviews — live-checked, not ranked.
The short answer
This is a comparison of what eight named UK landlord insurers publish on their own websites — not a ranking, and not a recommendation of one over another. None of the eight showed a Defaqto star rating on the page we checked; review scores come from whichever platform (Trustpilot or Feefo) each insurer itself chose to display.
How we built this table
We visited each provider's own landlord insurance page live on 12 September 2026 and recorded exactly what was on it: the advertised starting price and its small-print qualifier, the cover types named, whether rent guarantee was offered, and any Defaqto or review-platform score shown. We did not request individual quotes, and we did not score or rank the providers against each other — a “best” landlord insurer depends on your property, your tenants and what you value (price, breadth of cover, or a specific claims-handling reputation), not a single number. Where a fact wasn't on the page, the table says so rather than guessing or copying it from a third-party comparison site.

What stood out
- No Defaqto rating on any of the eight. Several UK home insurance products carry a Defaqto star rating, but none of the eight landlord-specific pages we checked displayed one — if a Defaqto rating matters to you, ask the insurer or a broker directly rather than assuming one from a comparison site is current.
- Two different review platforms, not one. Total Landlord and HomeLet lead with a Trustpilot score (both 4.8/5); Simply Business and Alan Boswell lead with Feefo instead (4.6/5 and 4.8/5); CIA Landlords and Just Landlords reference “Excellent” on Trustpilot without showing the numeric score on the page itself; Direct Line for Business and AXA didn't show a numeric score at all on the pages we checked.
- Rent guarantee availability varies in how it's sold, not just whether it exists — some bundle a tenant-default cover into the core policy description, others sell it as a clearly separate optional product with its own price.
- Multi-property and portfolio cover is named explicitly by Alan Boswell and AXA (AXA states cover for up to 10 properties on one policy); the other providers may offer it without naming it on the specific page we checked.
What to check yourself before choosing
Beyond this table: the buildings sum insured against actual local rebuild cost (not the property's market value), the excess on each type of claim, whether malicious tenant damage and theft by a tenant are included as standard or bolted on, any unoccupied-property time limit, and whether the policy is written for a single let, an HMO, or a multi-property portfolio — our landlord insurance guide explains each of those in full. Get quotes from at least two or three of the providers above (or a broker who compares more) with the same rebuild-cost figure and the same optional extras selected, so the prices are actually comparable.

There's no single answer we can verify — it depends on your property, tenants and priorities, and none of the eight providers we checked publish an independent Defaqto rating to compare against. This page compares what each publishes on cover, price and review scores so you can shortlist, not which one is objectively best.
None of the eight we checked (Simply Business, Alan Boswell, Direct Line for Business, Total Landlord, CIA Landlords, Just Landlords, HomeLet, AXA) displayed a Defaqto star rating on their own landlord insurance page on the day we checked. If Defaqto matters to you, ask the insurer or a broker directly.
By advertised starting price alone, CIA Landlords (£11.97/month) and Just Landlords (£12.55/month) show the lowest headline figures among the eight — but every “from” price reflects only a slice of customers, not a typical quote, and cover levels differ. Compare like-for-like cover, not just the headline price.
Most of the eight we checked offer it in some form, but how it's sold varies — some include tenant-default cover in the core policy description, others (Alan Boswell, Total Landlord) sell it as a separately priced optional add-on. Two providers we checked didn't name it as a distinct product on the page we reviewed.
